LINCOLN ROAD - H&M opened a summer pop-up store at noon today on 16th Street and Meridian Avenue. It's around the corner from their future Miami flagship location, under construction at the historic Lincoln Theatre.

DESIGN DISTRICT - A storefront on 40th Street has been boarded over, with the message "Cartier, Opening Summer 2012", shielding the space where construction has presumably begun. Many other high-fashion retailers, including most LVMH brands, are expected to be moving into the district post-haste.

SOUTH BEACH - The new James Royal Palm Hotel is opening in October after a $40 million renovation of the Royal Palm property on Collins Ave. and 15th Street. The end result will be a surprisingly understated, but design-focused new hotel in lots of off-white hues.

LA GORCE ISLAND - Billy Joel has listed his intracoastal waterway facing Mediterranean Revival estate on Miami Beach's very well-to-do La Gorce Island for #14.75 million.
